Led by Sunshine Management under the leadership of Bonita Harrison, the $6 million initiative will introduce 18 for-sale homes in Chicago’s historic 3rd Ward. Strategically located along East 42nd Place and South Vincennes Avenue, the development is designed to expand access to homeownership for working families.
A New Model for Community-Centered Homeownership

Heritage Grove is intentionally restoring and reinforcing neighborhood identity. In an area shaped by decades of disinvestment, Heritage Grove offers a model for revitalization rooted in equity, inclusion, and long-term impact.
The project features six three-unit residential buildings designed specifically for owner-occupants. Each home creates an opportunity for buyers to live in one unit while leasing the others, providing supplemental income that makes homeownership more attainable and financially sustainable for moderate-income households.
Beyond housing, Heritage Grove is structured to keep opportunities within the community. Over 85% of vendors and professionals involved are minority- and women-owned businesses, ensuring that economic benefits remain local. The development is expected to generate jobs, increase neighborhood tax revenue, catalyze an estimated $4 million in additional investment, and support long-term wealth creation within the Black community.
Each residence is being built with durability and modern living in mind, featuring open layouts, energy-efficient systems, and quality finishes. More importantly, the development emphasizes permanence, encouraging residents to plant roots, build equity, and contributes to a stronger, more cohesive neighborhood.
